How many keys do I get?
Standard is 3 keys per lock. If you need more (letting agent needs a set, you want spares, etc), just let me know when booking.
Can you restock guest supplies as part of the changeover?
Yes - toilet rolls, hand soap, dishwasher tablets, tea/coffee, that sort of thing. Either leave me a stock cupboard to work from, or I can pick up supplies and add them to the invoice. Makes it one less thing for you to worry about.
Who pays for garden maintenance - landlord or tenant?
Tenancy agreement usually says tenants maintain the garden, but not all tenants bother. Some landlords arrange regular maintenance and pass the cost to tenants, others just factor it into the rent. Your call on how to handle it.
How long does a full property turnaround take?
Depends what needs doing. A clean property needing just a deep clean and minor touch-ups might be 2-3 days. Something needing decorating, repairs, and proper cleaning could be 1-2 weeks. I'll give you a realistic timeline after seeing what's needed.
What furniture and items can you remove?
Pretty much anything - sofas, beds, wardrobes, white goods, garden furniture, rubbish left by tenants. If it needs clearing from the property, I can arrange it. Large items go to the tip, decent stuff to charity shops where possible.
Can you clear gutters on a 3-storey property?
Yes, I've got ladders and equipment for most domestic properties. Really high or difficult access sometimes needs specialist equipment. I'll let you know if it's beyond what I can safely do and arrange specialists if needed.
