What's the difference between felt, fibreglass, and rubber flat roofs?

Three different systems. Felt is traditional and cheapest, but needs regular maintenance. Fibreglass (GRP) is very durable and seamless. Rubber (EPDM) is newer, good lifespan. Each repairs differently - I'll work with whatever you've got.

Can you fit a cap on a chimney that's been partially taken down?

Yes - if the stack's been reduced to just above roof level, we can cap it with a flat capping stone or formed lead cover. Common on older Exeter properties where chimneys have been lowered.

Can you fix pooling water on a flat roof?

Depends on the cause. If it's just a blocked outlet, yes - quick fix. If the roof's sagging or was built without proper fall, that's a structural issue that needs more work. I'll assess honestly what's fixable and what isn't.

Will it stop the chimney working if I want to use the fire again?

Vented caps let you light fires occasionally - they're designed for it. If you want to use the fire regularly, you'd need a proper cowl instead. I'll fit whatever suits your plans.

What is lead flashing and why does it leak?

It's the lead sheet that seals the joint between your chimney (or wall) and the roof. It fails when the mortar it's tucked into crumbles, when it cracks from movement, or when it wasn't fitted properly to begin with. Common problem on older houses.

How do I know if my chimney needs repointing?

If the mortar is crumbling, has gaps you can poke your finger into, or bits are falling off onto the roof, it needs doing. Old lime mortar especially deteriorates over time - it's designed to be softer than the bricks.
