What if it's leaking and I can't find the broken tile?
That's common - water gets in one place and appears somewhere else inside. I'll investigate to find the actual problem, then fix it. Might be tiles, might be flashing, might be something else.
How long does soffit replacement take?
Typical semi-detached house takes 4-5 hours. Detached houses need 6-7 hours. Bungalows are quicker, two-storey properties need more time for safe access. I'll give you a time estimate based on your property.
Do you do the lead work yourself?
Yes - basic lead flashing work is part of general roofing repairs. Really complex lead roofs or valley work might need a specialist lead roofer, but chimney flashings and simple joints I handle regularly.
How long does tile replacement take?
A few broken tiles typically takes 1.5-2 hours including safe access setup. More extensive damage takes longer. I'll give you an estimate once I've seen it.
Do you use the same mortar as the original?
On older Exeter houses, the original is usually lime mortar. I match it - using hard cement mortar on old bricks causes more problems than it solves. The mortar should be softer than the bricks so it protects them.
What type of cap do you fit?
Usually a vented terracotta or concrete cap that matches your pot style, or a stainless steel bird guard cowl. Depends on whether you might use the fire again or if it's permanently closed. I'll advise what suits your situation.
