Can you do this during the summer when students are out?
That's exactly when most landlords book me - July/August before the new students arrive in September. Gets the house ready with no tenants in the way. Much easier.
Do you provide a written report?
Yes - detailed written report with photos, signed and dated. You get a copy, tenant gets a copy. Neutral professional documentation that deposit protection schemes accept as evidence.
How long does it take?
Standard single oven is 2-2.5 hours. Double ovens or really grotty ones can be 3 hours. Range cookers are a different story - they take longer and cost more.
What if the tenant wants to be present?
That's fine - actually it can speed things up if they can show me how appliances work or answer questions. I stay neutral either way, just documenting what's there.
Can you also do the check-out at end of tenancy?
Yes - actually better if same person does both check-in and check-out. I'll have detailed knowledge of the property and can accurately compare condition. Makes deposit deductions much easier to justify.
Can you do evening or weekend handovers?
Yes - tenants often can't do office hours. I can meet them whenever works for their schedule (within reason). Saturdays are popular for move-ins.
