What's included in an Airbnb changeover?
Full clean of all rooms, fresh linen and towels, bathroom deep clean, kitchen cleaned and restocked with basics, bins emptied, floors vacuumed and mopped, safety checks on smoke and CO alarms, minor repairs or maintenance issues noted, and a final walk-through to ensure everything's guest-ready.
Do you need the property to be empty?
Not necessarily. If tenants are still living there, I'll work around them - but it's easier and quicker if the property's vacant. Either way, I'll make it look as good as possible for viewings.
How does the handover work?
I meet whoever's handing over the keys at an agreed time and place. Check which keys are for what (front door, back door, garage etc), document it, and either hold them for you or deliver them to your next location.
What if the property is really messy - previous tenants left it in a state?
I'll be honest about what's realistic in the time available. A viewing clean makes it presentable, but if it's a real mess you might need a full deep clean instead. I'll let you know after seeing it and quote accordingly.
Do you provide the photos in a usable format?
Yes - you get a PDF report with all photos organized by room, plus the original image files. Everything's timestamped and dated. Easy to share with tenants or refer back to later.
What if the EICR finds problems?
The report will classify any issues as C1 (dangerous), C2 (potentially dangerous), or C3 (improvement recommended). C1 and C2 faults must be fixed before you can let legally. I'll coordinate quotes for remedial work and get it sorted - one less headache for you.
