What do you check as part of holiday let prep?
Everything a guest will use - appliances all working, WiFi password displayed, heating/hot water works, smoke and CO alarms tested, TVs and remotes working, fresh linen, toiletries stocked, kitchen essentials present, instructions available for everything. Basically making sure guests have zero complaints.
What if you can't fix it in one visit?
Honest answer - if it's bigger than expected or needs a part ordering, I'll tell you. No point pretending a quick fix will work when it won't. You'll know the real situation before spending more money.
How much does a gas safety certificate cost?
Typically £60-100 for the inspection depending on how many appliances. Small flat with just a boiler might be £60-70, house with boiler, gas hob, and gas fire more like £80-100. I'll get you quotes from Gas Safe engineers I work with and coordinate everything.
What if you find damage or something that needs fixing?
I'll let you know straight away with photos. Minor stuff (tighten a loose handle, replace a lightbulb) I'll sort as part of the service. Anything bigger, I'll quote you separately and we can decide whether to fix it before the next guest or schedule it for later.
Will it actually be clean or just cleaner?
Properly clean. Not perfect (some staining is permanent after years of use), but as close to showroom condition as the oven allows. Your new tenant will think it's brand new.
Can you fill holes and paint over them?
Yes - picture hooks, blu-tack damage, small dents. Fill, sand, paint. If there are loads of holes or big damage, it might need proper plastering first.
