Do you tell tenants what you've found?
That's your call. I report to you as the landlord. You decide what gets communicated to the tenant and how. I can flag urgent stuff that needs addressing legally (safety issues etc).
Can you arrange this for multiple properties?
Yes - if you've got a portfolio, I can coordinate annual gas safety checks across all your properties. Same engineer, scheduled efficiently, one invoice to manage. Makes your compliance admin much simpler.
What's checked during an inspection?
Everything - property condition room by room, maintenance issues, tenant compliance, cleanliness, damage versus wear, garden condition, whether repairs from last inspection were done. You get photos and written notes on anything that needs attention.
What if the room needs decorating?
I'll let you know after seeing it whether it's just touch-ups or needs proper redecorating. Can quote for full redec separately. Some HMO landlords redecorate every 2-3 tenancies, others just touch up - your call on budget versus presentation.
Can you maintain gardens while properties are empty between tenancies?
Yes - that's actually quite common. Property's vacant for a few weeks and the garden goes wild. Regular cuts keep it viewing-ready and prevent it becoming a jungle. Important if viewings are scheduled.
How quickly can you get there?
Usually within 2-3 days, sometimes next day if it's urgent. If a tenant's got no water or heating, that jumps the queue - I know landlords have legal obligations for those.
