How long does a check-out take?
One-bed flat is usually 1.5-2 hours. Three-bed house can be 2.5-3 hours. Depends on property size and condition - if it's spotless it's quick, if there are issues I document everything properly.
Can you buy the supplies or do I need to provide them?
Either way works. If you've got a stock cupboard at the property, I'll work from that. Or give me a shopping list and budget, and I'll pick everything up and add it to the invoice at cost. Whatever's easier for you.
Do you dispose of everything responsibly?
Yes - items in decent condition go to charity shops or reuse centres. Broken stuff goes to the tip properly. I've got a waste carrier license and dispose legally - you won't get fines for fly-tipping.
How long does a full property turnaround take?
Depends what needs doing. A clean property needing just a deep clean and minor touch-ups might be 2-3 days. Something needing decorating, repairs, and proper cleaning could be 1-2 weeks. I'll give you a realistic timeline after seeing what's needed.
What if my property gets a low rating?
If it's rated F or G, you can't legally let it - you'll need to make improvements first. Common upgrades are loft insulation, cavity wall insulation, or a more efficient boiler. I can advise on cost-effective improvements and arrange the work if needed.
What if you find damage or something that needs fixing?
I'll let you know straight away with photos. Minor stuff (tighten a loose handle, replace a lightbulb) I'll sort as part of the service. Anything bigger, I'll quote you separately and we can decide whether to fix it before the next guest or schedule it for later.
