How long does it take?
Half day to full day typically. Small flat in decent nick might be 4-5 hours. Large house left filthy could be 7-8 hours. I'll estimate when quoting. Most get done in one visit, but if it's really bad I'll tell you honestly if it needs two.
Can you create the content or just print and organize it?
Both. If you've already got the info, I'll organize it professionally in a nice folder with dividers. If you need help creating it, I'll work with you to write clear instructions for your property - I've done dozens, so I know what guests actually need to know.
What garden maintenance do you do for rental properties?
Standard garden upkeep: mowing lawns, trimming hedges, clearing weeds from paths and patios, tidying overgrown areas, removing garden rubbish. Basically getting gardens back to presentable condition for viewings or maintaining them between tenancies. I'm not a landscaper - this is maintenance and tidying, not redesigns.
Why not just use a regular window cleaner?
You can, but most window cleaners only do outsides (pole and brush system). For rental turnover, you need insides too - they're often grubbier than outsides. I do both, plus wipe frames and sills, as part of making the property presentable for photos and viewings.
How often should rental alarms be checked?
Legally: at the start of each tenancy. Sensibly: annually if you've got long-term tenants, because batteries die and tenants don't always report it. Takes 20 minutes and could save lives (and massive liability if something happens).
What if the garden's really overgrown - like waist-high weeds?
I can tackle most overgrown gardens, but proper jungles need realistic expectations. First visit might be 4-6 hours just getting it back to manageable, then a follow-up visit to properly tidy once I can actually see what's there. I'll be honest if something needs a proper gardener or landscaper rather than maintenance.
